eXp Realty (NASDAQ: EXPI) operates a cloud-based brokerage model with a published 80/20 split between agent and brokerage on every transaction until the agent contributes $16,000 in company dollar within an anniversary year. After cap, the agent retains 100% of subsequent commission minus a $250 per-transaction fee. eXp charges agents $85/month in technology/access fees and $50 one-time startup. The model includes two layered incentives: (a) stock awards through the ICON program for top producers and milestone achievers, and (b) revenue share, where agents earn from the production of agents they sponsor into eXp, distributed across seven sponsorship tiers. An agent producing $400k GCI at eXp keeps roughly $370k-$380k after the $16k cap and per-transaction fees, before tech fees and any team splits. The cap-based plus revenue-share combination is designed to retain top producers without office desk-fee overhead.
